We compare the results of investing $15,000 annually for 20 years in a 401(k) versus building a rental property portfolio in affordable markets.
THE 401(K) STRATEGY
Investing $15,000 annually with a 7% average return could grow your 401(k) to about $613,000 over 20 years. However:
- Withdrawals are taxed at an assumed 20% income tax rate, reducing your balance to $490,400.
- Funds are locked until age 59½, offering no liquidity or cash flow during the accumulation period.
THE OUT-OF-STATE REAL ESTATE STRATEGY
Investing $15,000 annually into out-of-state real estate could allow you to acquire properties in affordable markets. Over 20 years, you could:
- Invest $30,000 every 2 years to purchase 10 properties at $150,000 each.
- Each property generates about $584/year in net cash flow after covering expenses like mortgage, taxes, and insurance.
- With a 2% annual appreciation, each property would grow by around $73,000, adding up to $730,000 across 10 properties.
- You also gain about $450,000 in equity from tenant mortgage paydown.
After 20 years, your portfolio could be worth $1.23 million, which is double the 401(k). Additionally, the strategy offers:

Case Study: Zhiwei Wang’s Shift from Stocks to Real Estate
How He Grew His Portfolio from One Seattle Condo to Three Rentals Using the 20-Minutes-a-Day Strategy
Zhiwei started his real estate journey in 2015 with a single Seattle condo. But by 2024, he had grown his portfolio to three rental properties, including two out-of-state deals in St. Louis.
What made the difference? A clear framework, smart market shifts, and a strategy that fit his lifestyle.
