How do you advise or guide individuals in the playbook when it comes to property management, especially if they are investing remotely?
We teach investors the pros/cons of self-managing vs. hiring a property manager. This includes investment properties that are located out-of-state.
There are tools, software, and strategies for how to manage properties completely remotely, which involve building a contact list of local trusted vendors.
With that said, many of our investors are busy professionals who would rather hire a property manager to handle these tasks for them. We have a comprehensive list of interview questions and strategies on how to research & qualify a property manager that you can trust to do the job right.
How does your playbook account for or adjust to these larger macro trends when guiding investors?
As work-from-home gains popularity and employers allow more employees to work out of state, investment properties stand to benefit. We like to encourage investors to pick areas & neighborhoods that have the type of amenities that would appeal to quality tenants of all demographics.
This includes researching the types of businesses in the area, walkability score, access to public transportation, safety & crime stats, and more.
How does your playbook introduce and educate beginners on these basic principles to ensure they can make informed decisions throughout their investment journey?
We introduce the key vocabulary early on in our playbook and continue to reinforce those learnings throughout the process.
By delving into deal analysis early & often, investors will have ample opportunities to APPLY these concepts, which will help them retain the information instead of simply reading it in passing.
How does your playbook advise individuals when a downturn or recession hits? Does it have strategies in place for those scenarios, ensuring that investors are prepared not just for the growth phases but also for potential downturns?
We underwrite all our properties conservatively, budgeting for maintenance, capex, vacancy, property management, utilities, and even contingencies.
This includes setting aside reserve funds for major expenses as part of our initial purchase price. By doing so, we set ourselves up for resilience, even during difficult times
